My friend lives in your property at 123 XYZ st. and is graduating. Can I lease his/her house next year?
Contact our office by emailing info@worthres.com. We must first verify with the current tenants that they will not be renewing for next year before we can accept any applications on a currently leased property. If you do not know the current tenants, you must wait for February 1st.
What are your business hours?
We are open from 10am - 12pm, 1pm-6pm Monday through Saturday. Sundays by appointment only.
I saw xyz property on your website and want to lease it for next school year. Is it available?
Any property on our website marked as “leased” on the bottom left corner of it’s picture is currently unavailable for pre-leasing for next school year. During the fall semester, this typically means that the house is currently occupied and we do not know if the current tenants are renewing yet. Renewal notices go out Jan. 1st, and availability of currently occupied properties for the following school year goes on our website on February 1st. We do typically have a selection of properties that are scheduled to be built new or renovated, and those are available for pre-leasing before Feb. 1st. If you are interested in one of these properties, please contact a leasing agent today.
I saw xyz property on your website/ the sign in the yard said for lease. Can I knock on the door and get a tour from current tenants? How do I schedule a showing?
NO, you may NOT contact current tenants of a property to find out if they are renewing for next year, or to tour their house. To schedule a tour of a property, you must contact our office at 979-314-7145 or info@worthres.com. If you have a smart phone you may also scan the QR code on the sign or download our mobile appfor more information. Current tenants are entitled to their privacy. Please do not harass them. Tresspassing on the property is a criminal offense and tenants are entitled to notify authorities. If you are interested in a property, we are more than happy to set up a time to give you a tour and answer any questions.
Showings of occupied properties must be scheduled atleast a day in advance in order to notify the current occupants. Worth Residential may limit showings of occupied properties to no more than 2 per week at the discretion of the property manager.
I want to be first in line for xyz property when it becomes available. Can you put my name on the list? How do I “reserve” a property?
All of our properties are first come, first served. What that means is that the first COMPLETE application to be received on an available property will be the first in line. A complete application includes a filled out and signed lease application, guarantor form (signed by parents), and application fee for EACH potential tenant to occupy the property. Incomplete information, invalid forms, or forged parent signatures render an application incomplete. If you are sure of a property you want, but are waiting to see if the current tenants renew, we suggest gathering applications for all of your roommates, and having them ready to hand in when the property you desire becomes available. Properties so close to campus are in high demand and Worth Residential cannot “hold” a property without a complete application that is accepted by the owner of the property.
What do utilities currently run for xyz property?
We cannot give accurate estimates on utility costs as it varies greatly based on tenant usage. We advise future tenants to estimate around $60-85 a month for water/trash and around $100 for high speed internet and cable per house or unit. These are only estimates and can cost more depending on your usage. If you would like an estimate of energy cost for a property, contact the city providing the utilities. Contact information for city utilities is available on our website under current tenants.
What do I have to do to apply for a property?
Every tenant must submit a a completed application, a $50 application fee, and a notarized and signed guaruntor form (if applicable). Anyone over the age of 18 that will be living in the house is considered to be a tenant and must be approved according to our rental standards and policies. You may download the lease application and guaruntor form from our "download forms page". Instructions are included on the first page. Application fees are $50 per tenant and can be paid in cashier’s check, money order, or online through our website.
I do not have a parental guarantor. Can I apply without one?
Unless a tenant has qualifying income, credit, and rental history as according to our summary of rental standards, every applicant must provide a guaruntor. Guaruntors do not have to be related to the tenant, but they must be willing and able to meet our qualifying income and credit standards.
My application has been accepted. Now what?
After your application has been accepted, your leasing agent will contact you to schedule a time to sign your lease. All potential tenants must attend the lease signing in person. If a member of your household is out of town, contact your leasing agent as they may be eligible to esign their lease, if approved. After scheduling a time to sign the lease, your leasing agent will instruct you to download and review a copy of the “Worth Residential Rules Addendum”. These are stipulations of our leases that we expect all tenants to review before signing their lease. Full deposit amount must be surrendered at time of lease signing. Payments can be made in personal check, cashier’s check, or money order, however you may not pay your deposit online. You will be responsible for setting up utilities before you move in.
Do you sign two year leases? Do you give discounts if we sign a two year lease?
It depends on the property and the wishes of the owner. In general, there are no discounts on rent for any reason unless a property is vacant off season. However, a two year lease is a guarantee that your rent rate will not increase after your first year in the property, so it is worth considering.
Are any utilities included?
Ask your leasing agent about the specific property you are interested in. In general, Worth Residential does not provide any utilities for tenants of single family homes. We do provide lawn care for most of our single family and townhome/condo properties. Some of our condo properties may provide water, trash, or cable/internet utilities with the rent.
When it comes time to set up utilities, tenants will be responsible for setting up and managing their own utilities unless otherwise noted. There are paid services such as AggieBills.com that are available for tenants to use to easily manage this responsibility. Failure to set up utilities or failure to pay utilites during the lease term can result in a fine, persuant to terms of your specific lease. Do you take cash?
No payments to Worth Residential may be made in cash. Rent, application fees, deposits, late fees, trip charges etc. are NOT payable in cash.
Can I pay rent online?
Yes, under the “current tenants” page on the website, there is a button termed “make an online payment”. Our online payment service is secured through paypal and is subject to a 5% convenience fee.
Current tenants may also make echeck payments through their buildium login. This service is free of charge but is only available to tenants that have already moved into their property.
How do I contact maintenance?
If you have need maintenance, call our office at 979.703.8925 or fill out a maintenance request on our website under "Current Tenants". ALL maintenance requests must be in writing. So if you call and report a request, you will still need to email a copy of your request in writing to James@worthres.com.
Do you allow pets?
Almost all Worth Residential properties are Pet Friendly. However, ALL pets must be reported and are subject to management approval. We do not allow pitbulls or any animals deemed dangerous in any Worth Residential properties. All pet owners and roommates must have filled out and signed a pets addendum to the lease, please contact the office manager for this form. Pet deposit is $500 for the first pet, and $200 for the second pet. All pet deposits are completely refundable, provided that there is no damage from the animal. If an animal urinates on carpet, all carpet must be removed, carpet pad must be removed, and the foundation underneath must be treated. Pet owners will be charged for this process if animals urinate on the carpet. Pet deposits must be paid BEFORE the animal enters the property. Fees for violating this policy are $200 up front and $20/day for every day that the pet has been in the unit without notifying management.
I got an internship/won the lottery/am joining the circus and won’t be living in College Station at xyz time. Can I sublet my room? How do sublets work?
Subleases are subject to Worth Residential and the property owner’s approval. Tenants can NOT allow someone to live in the property without going through the proper sublease procedure. Any new tenant must submit a complete Worth Residential application including all forms & application fee. New tenant is subject to approval by all of the current tenants in the property, as well as Worth Residential and the property owner. According to the terms of your property’s lease, you may also be subject to a sub-letting fee of 25% of one month’s rent. This refers to the total property rent, not the tenant’s share or portion. Subletting procedures are evaluated on a case by case basis. Depending on the terms of your agreed-upon sublet, the departing tenant’s portion of the deposit may or may not transfer to the incoming tenant. If it does not transfer, the incoming tenant will be responsible for providing a security deposit. For more information, please speak with our office manager regarding your individual situation.
I graduated early/ am moving/ am not speaking to 2 of my 3 roommates because they stole my hairstyle. Can I get out of my lease?
Consult your lease. Early lease termination is NOT an option with the exception of specific causes provided by law. Tenants may have special statutory rights to terminate the lease early in certain situations involving family violence, military deployment or transfer, or certain sex offenses. If your lease termination falls into one of the above categories, Worth Residential requires government-issued proof of stated cause before tenant will be relieved of their legal duties to the lease contract.
If your reason for termination does not fall into one of the above stated categories, then you are still liable for the terms of your lease.
